A clear plan, from enquiry to handover

A well-defined project starts before work begins. We discuss the brief, agree the construction package and make responsibilities clear, whether you are refurbishing a home, business premises or a managed property.

1. Tell us what you want to change

Send the postcode, a short description and your preferred timing. Drawings, photographs or a work schedule are useful if available. Tell us whether you are the owner, operator, managing agent or main contractor, and identify any designer or specialist already appointed.

2. Review the scope and site

We discuss the available information and whether a site visit is needed. Existing condition, access, occupancy and the proposed layout help establish what can be priced. Items needing design, specialist investigation or further measurement should be identified before they become assumptions in the quotation.

3. Agree the written quotation

The quotation sets out the agreed work, inclusions, exclusions and supply responsibilities. Client-supplied products, provisional items and work by other contractors should be clearly identified. Price, payment stages and the basis of the programme are agreed for the particular project; there is no single payment schedule for every job.

4. Prepare the programme

Before starting, agree access, working hours, protection, deliveries and the sequence of trades. Confirm which approvals and design information are needed and who provides them. For occupied premises, discuss the areas and facilities that must remain available and whether the work needs separate phases.

5. Coordinate work and agree changes

Keep decisions and current drawings together. Changes to scope, product selections or hidden conditions may affect cost and timing. Their implications should be discussed and recorded before additional work proceeds where practicable. Agree the contact and update arrangements that suit the project.

6. Review, snag and hand over

Review the completed work against the agreed scope and record any outstanding items and arrangements for resolving them. Identify the handover information and specialist certificates included in the contract. Aftercare and warranty terms should be confirmed in writing for the work undertaken.
