Exterior painting of a block of flats in South Croydon
After painting, with the scaffold still up: Vayton project, South Croydon, 26 October 2026.
For a managing agent, we repainted the walls, woodwork and sills, with repairs where needed. We ordered the scaffold ourselves, so access was one less thing for the agent to organise. If you look after a block yourself, the points further down are worth settling before work starts.
In short
We carried out exterior painting on a block of flats in South Croydon between 13 and 26 October 2026. The cream walls are now white and the blue trim is dark grey, with repairs done where needed.
It’s useful if you’re a managing agent, freeholder or resident management company planning a repaint, because it also covers leaseholder consultation, scope, repairs and the scaffolding licence.

What the exterior painting covered
The cream walls are now white, and the blue trim on the sills and lower fascias is now dark grey. We carried out repairs where needed as part of the same job, so the agent had one contractor for the painting and the repairs.
The work ran from 13 to 26 October 2026.
Before: Vayton project, South Croydon, 13 October 2026.During: work in progress, 15 October 2026.
Working around the showers
October weather didn’t help. We worked around the showers and covered up where we could.
Autumn work needs room in the programme for this. If your repaint falls in October, agree how wet days will be handled before work starts, and how residents will hear about any change of dates.
After: Vayton project, South Croydon, 26 October 2026.
What to settle with exterior painters before the scaffold goes up
These points apply to any block of flats, whoever you appoint.
Leaseholder consultation
If any one leaseholder’s share of the work would be more than £250 including VAT, Section 20 consultation generally applies. The usual route has two 30-day periods, one after the notice of intention and one after the estimates. If you want the scaffold up in April, start in January.
Skipping consultation can limit what you recover to £250 per leaseholder unless a tribunal grants dispensation. The government has been reviewing these rules, so check the current figures with LEASE’s Section 20 guide ↗ or your solicitor before you start.
Scope
List the parts of the building in the specification: walls, woodwork, sills, fascias, gutters and any high-level timber. Name what’s left out as well, so nobody assumes it was missed.
Repairs
Some defects only show once the scaffold is up and someone can reach the walls and timber. Agree how extra repairs will be priced and who approves them, so work keeps moving while the scaffold is on hire.
Scaffolding licence
If a scaffold stands on the pavement or road, it needs a scaffolding licence from the council under section 169 of the Highways Act 1980 ↗. In Croydon, the council’s Highways section can advise. Ask who is applying for the licence and who pays for it before you accept a quote.
Colours
Changing the colour? Check the lease first, and check with the council if the building is in a conservation area.
Residents
Residents need the start date, the scaffold dates and one number to call. Ask them to clear balconies and window sills first.
How long does it take to paint the outside of a block of flats?
This job ran from 13 to 26 October 2026, with showers on and off. The time on your building depends on its size, the repairs it needs and the weather. We’d give you dates after walking it.
How often should a block of flats be repainted?
Check the lease first, as it may set a decorating cycle. Planned programmes typically run every five to seven years, depending on the building and how exposed it is.
How much does it cost to repaint a block of flats?
The price depends on the building’s size and height, the scaffold and the repairs. Leaseholders usually pay through the service charge, and the lease sets each flat’s share. We walk the building before we price it.
What happens if it rains during the work?
On this job we worked around the showers and covered up where we could. On your building, we’d agree how wet days are handled before work starts.
Do leaseholders have to be consulted first?
If any one leaseholder’s share would be more than £250 including VAT, Section 20 consultation generally applies. Check the current figure with LEASE or your solicitor, as the government has been reviewing the rules.
Who arranges the scaffold?
We ordered it on this job and can do the same on yours. If it stands on the pavement or road, it needs a scaffolding licence from the council, so agree who applies for it.
