Garage conversions in London

An underused garage can become an office, bedroom, home gym or utility room. Vayton Construction welcomes garage conversion enquiries across London and surrounding areas, and we agree the building work around the existing structure, the intended use and the design requirements.

Start with the room you need

A quiet home office needs a different layout from a utility room or guest bedroom. Think about furniture, storage, daylight, heating and how you will enter the room. For a home gym, allow for equipment clearances, floor finishes and noise. If you want a sink, WC or shower, plumbing and drainage routes need looking at early.

Tell us whether the garage is integral, attached or detached, and whether you want to convert all or part of it. We need to assess the existing walls, roof, floor levels and any signs of damp before the scope is agreed. Check the usable room size and ceiling height after allowing for insulation and finishes.

What the conversion can include

Depending on the agreed design, the building package can include garage-door infill, new windows or doors, floor preparation, insulation, wall linings, partitions, ceilings, joinery and decoration. Openings into the house and any structural changes need suitable design information before work is priced.

Set out responsibilities for heating, electrics, ventilation and any plumbing alongside the building work. We agree the sequence for opening up, repairs, services, linings and finishes, including inspections before covered work is closed. The quotation should make clear which products and specialist work are included.

What affects garage conversion costs in London?

The main cost differences come from the existing building and the room you want to create. Roof repairs, damp treatment, floor build-up, structural openings and the choice of windows can all change the budget. A utility room or shower room also brings water supply, drainage and ventilation work that a simple dry room may not need.

Compare quotations against the same drawings and scope. Ask for clear allowances for preparation, insulation, services, finishes and waste removal, plus any exclusions or provisional items. Confirm whether design work, structural calculations, building control fees and VAT are included. Send photographs and dimensions for an initial discussion; a firm quotation needs an agreed scope and assessment of the garage.

Compare three garage conversion briefs

The same garage can lead to different quotations depending on the room you want. Use these comparisons to build a work schedule before applying a garage conversion cost per square metre.

Home office

Allow for the agreed insulation, wall and ceiling finishes, heating, ventilation, lighting and sockets. Mark desk positions, internet connections and daylight requirements. Keeping the room free of plumbing does not remove the need to assess the existing structure, floor and damp.

Bedroom

Set out the bed and storage before choosing doors, windows and socket positions. The design has to deal with the intended habitable use, ventilation and escape arrangements. An en-suite adds a separate plumbing, drainage and waterproofing package.

Utility room

Include appliance dimensions, cabinets, worktops, water supply, waste connections, ventilation and suitable finishes. Say whether you are supplying the units and appliances. The route to existing services can change the work even when the room is small.

Compare the whole budget

List building work, client purchases, specialist services and design or approval fees separately. Ask how hidden repairs, provisional allowances, waste removal and any applicable VAT are treated. Keep a contingency separate from the contractor’s agreed price.

A measured example: an 18 m² garage

Take an illustrative rectangular garage measuring 6 m × 3 m internally. The gross floor and flat ceiling areas are each 18 m². At an assumed 2.4 m wall height, the four walls total 2 × (6 + 3) × 2.4 = 43.2 m² before deducting doors and windows. Internal partitions, returns, garage-door infill, waste and extra board layers need separate quantities.

This is a measurement example, not a completed project or a price. New linings can reduce the finished usable space. A floor-area rate should state the work it includes, and it should not be applied to the wall area as well.

For the lining package, use our drylining cost and measurement guide. Before comparing garage quotations, work through the refurbishment quotation checklist.

Planning permission and building regulations

Planning Portal advises that an internal garage conversion which does not enlarge the building usually does not need planning permission. Property restrictions can change this, and the householder allowances do not apply to every property type. Check with your local planning authority, particularly where rights have been removed, the building is listed or you intend to create a separate home.

Converting a garage, or part of one, into habitable space normally needs building regulations approval. Agree who will prepare the design, make applications and arrange inspections before construction starts. The Planning Portal links below give introductory guidance for England, and the requirements for your property need confirming.

Garage conversion questions

Can I convert only part of a garage?

A partial conversion may let you keep storage while creating a usable room. The layout has to allow for access, enough space and appropriate separation from the remaining garage. Send the overall dimensions and what you want to keep, so we can look at the options alongside the design and building control requirements.

Can a detached garage become a bedroom or home office?

It may be possible, but the intended use and the building's condition need checking. Access, insulation, heating, ventilation and services all affect the scope. Using an outbuilding as part of your existing home is different from creating a separate dwelling, so confirm the planning position before committing to the work.

How long does a garage conversion take?

The programme depends on the condition of the garage, structural alterations, service connections and product lead times. Allow separately for design, approvals and construction. Once the scope is clear, we agree the working sequence, inspection points and any periods when access or services will be disrupted.

Make room for what you need

Send your London postcode, garage dimensions and photographs, with a short description of the room you have in mind. Include any drawings or approvals so we can discuss the next steps.
