Soundproofing costs in London: walls and ceilings
What soundproofing costs depends on the problem you have. Speech through a wall, footsteps from above and echo in a meeting room need different assessments and different work. Use the typical costs and measured brief below to separate the construction cost from the acoustic result you need.

How much does soundproofing cost?
As a broad UK reference, here are typical July 2026 costs for a 25 m² wall area, including materials and labour. These are different construction scopes, not interchangeable solutions or Vayton prices.
| Typical example · 25 m² wall | Materials and labour |
|---|---|
| Insulating an existing stud wall | £1,800 |
| Adding acoustic plasterboard on battens to an existing wall | £2,600 |
| Building an insulated stud lining in front of an existing wall | £4,200 |
Use these figures to understand the scale of a budget, not to select a system. They are national examples, not London quotations. These figures do not establish the specification, acoustic result or complete finish for your project. Confirm inclusions, access, decoration and VAT in a written quotation. No VAT adjustment has been made here.

Which problem are you pricing?
| What you notice | What the brief needs to address |
|---|---|
| Echo or difficult conversation within a room | Sound absorption and treatment layout. Acoustic wall panels, ceiling absorbers or other suitable finishes may be considered. |
| Speech or television heard through a wall | Sound insulation between spaces. Review the whole separating construction, including doors, gaps, junctions and service openings. |
| Footsteps, thuds or vibration from above | The floor and ceiling construction, the source of impact and sound travelling through connected structures. A ceiling-only treatment needs assessment. |
Sound-absorbing panels help control reflections within a room. They do not by themselves establish sound insulation between rooms. If both echo and privacy matter, describe both in the brief.
Manufacturer reference: Ecophon guidance for teamwork spaces ↗. The guidance considers room absorption and sound insulation separately.
How to soundproof a party wall in flats and terraces
Start by identifying the noise and how it reaches the room. Speech through a separating wall, footsteps transmitted through a floor and sound passing around junctions need different responses. Before choosing a lining, record the rooms affected, when the noise occurs and the construction if known.
Assess the wall and the routes around it
An acoustic assessment may need to consider the wall, floor and ceiling junctions, sockets, service openings, chimney areas and connected construction. Treating the visible wall alone may leave other paths untouched. In a flat, clarify whether the concern is from the neighbouring home, the flat above or shared areas.
Compare a complete lining specification
An independent lining can be one option for a suitable masonry wall. The frame arrangement, cavity, insulation, board layers, perimeter details and service penetrations need to work as one specified system. British Gypsum publishes tested GypLyner Independent constructions, but the result for a test assembly is not a promise for an unassessed existing home.
Ask for the finished lining depth and the effect on sockets, skirtings, radiators, windows and fitted furniture. Include the associated electrical work, making good and decoration in the quotation. Thin decorative acoustic panels control room reflections. They do not replace a specified separating-wall construction.
Agree the brief before comparing prices
Measure the wall length and height, list openings and agree who provides the acoustic design and any testing. In occupied flats and terraces, record access, working hours and protection. Confirm with the relevant adviser whether landlord consent, building regulations or party-wall procedures apply to the proposed work.

What changes the price of walls and ceilings?
An acoustic construction price depends on the existing structure, specified build-up, area, height and junction details. Removal, new framing or supports, boards, insulation, perimeter treatment, service alterations and finishing should each be accounted for.
For a ceiling, record the room dimensions, existing ceiling and floor construction if known, available ceiling height, lights, access hatches and services. For a wall, record its length and height, doors, sockets, adjoining floors and ceilings, and the room space available for a lining. Sound can also travel around a treated surface through connected construction; this is often called flanking.
In a London flat or occupied workplace, include the floor level, stairs or lifts, loading, waste and permitted hours. Ask whether the proposed assessment or work needs access to adjoining spaces and who arranges it. Agree survey, design and testing responsibilities, the finished room dimensions and any making good or redecoration before comparing installation prices.
Acoustic panel installation: price the layout and fixing
For echo control, ask for a schedule showing the product, number and size of panels, locations, mounting method and finish. Ceiling rafts, baffles and demountable ceiling systems offer different layouts and access arrangements. Selection should consider the room’s use and the manufacturer’s design guidance.
Panel supply alone is not an installed price. Establish substrate suitability, fixings, working height, access equipment, service coordination and any making good. A room’s floor area is not automatically the required panel area, because treatment coverage needs a design basis.

A measured example for an enquiry
Take a room 5 m long, 4 m wide and 2.7 m high. If one 5 m wall is being considered, its gross one-face area is 13.5 m². The ceiling plan area is 20 m². These describe the surfaces for discussion. They do not determine panel coverage, board layers or a sound reduction.
| Surface being discussed | Calculation | Gross area |
|---|---|---|
| One wall, measured on one face | 5 × 2.7 | 13.5 m² |
| Ceiling plan area | 5 × 4 | 20 m² |
List door and window openings separately. State whether a price includes the complete system or only a board-fixing stage. Keep measurements separate from the acoustic specification, and do not multiply the example by a generic rate to predict a finished project cost.

| Item | What to agree |
|---|---|
| Assessment and specification | Who identifies the sound paths, provides the design, selects the complete system and defines any testing or performance target. |
| Construction | Removal, framing, boards or panels, insulation, fixings, junctions, openings and the specified finishing stages. |
| Other trades and access | Electrical or ventilation changes, doors, protection, access equipment, deliveries, waste and work outside the package. |
| Commercial details | Labour-only or supply-and-fit, exclusions, allowances, VAT basis, programme and how changes will be agreed. |
A performance figure belongs to a tested or assessed construction with defined details. It is not established by the colour of a board or the presence of acoustic insulation. British Gypsum’s system selector is one example of a manufacturer specifying components, fixings, joints and finishing together.

What should you send first?
Start with the postcode, room use, the noise you hear and where it seems to come from. Add approximate room dimensions, existing construction if known, access restrictions and preferred timing. Drawings or an existing acoustic report are useful when available. You can start an enquiry without photographs.
The short selector on our acoustic service page creates an editable starting brief. It helps you describe the work. It does not diagnose the building or guarantee a result.
