Stud wall cost in London

Typical stud wall prices per m²

A basic stud wall or partition wall typically costs £40 to £75 per m², including labour and materials. London jobs often sit towards the top of the range.

These are typical UK ranges, not a Vayton quote. A typical wall here is 3 to 4 m long and 2.4 m high, about 8 to 10 m² per face. A small one-off wall usually costs more per m² than a long run of partition.

Worked example: splitting one room

This is an assumed example, not a quote. Take a wall 3.5 m long and 2.4 m high, which is 8.4 m² on one face. At £40 to £75 per m², the wall itself is about £340 to £630.

Small jobs often price nearer the £500 to £1,000 shown above, because set-up, travel and waste still apply. Add a door, plastering, sockets and decoration if they are not already included.

What changes the cost of a stud wall?

Frame and size

Wall length, height, and whether the frame is timber or metal all change the price. Prices also assume reasonable access, with a level floor and ceiling to fix to.

A door in the wall

A door adds forming the opening, the lining, hanging, ironmongery and architrave. See internal door fitting if you are also changing other doors.

Sound insulation

An acoustic upgrade typically adds about £20 to £35 per m² over a basic partition. For more on walls between rooms or offices, see acoustic partitions.

Finish and services

Agree whether the price includes taping and jointing, a skim finish and decoration. Sockets, switches, lights and radiators on the new wall need their own trades and prices.

Rules for the new room

A new wall can change fire escape routes, ventilation and natural light. Check with Building Control before splitting a room, and with your landlord or freeholder if you do not own the building.

What to check in a stud wall quotation

Compare the same wall on the same terms. A lower price may leave out the finish, the door or the waste.

For larger runs of partition, see drylining cost per m².
