Bathroom renovation and fitting costs in London
Bathroom renovation costs include the work behind the fittings as well as the suite and tiles you choose. Separate installation labour, purchased products, preparation and specialist work. The typical costs and measurement example below help you compare the same scope before choosing a bathroom fitter.

How much does a bathroom renovation cost in London?
As a broad UK reference, bathroom installation labour typically costs £2,000–£4,000, and about £7,000 overall when materials and fixtures are included. These are typical national figures, not Vayton prices or a quotation for your London bathroom.
| Typical UK cost | Indicative amount |
|---|---|
| Bathroom installation labour | £2,000–£4,000 |
| Overall project including materials and fixtures | About £7,000 |
Do not add the labour figure to the overall figure, because the overall figure already includes installation. Scope and regional conditions vary. The figures are shown with no VAT adjustment. Confirm what is included and the VAT treatment in each quotation.

Bathroom size and scope: two priced examples
The room size helps describe the job, but the starting condition matters just as much. Both items below come from one June 2026 London refurbishment quotation, as allowances within the wider package.
| Room / work | Supply-and-fit package including VAT | Labour-only equivalent |
|---|---|---|
| Existing bathroom · approximately 5 m² | £6,000 (£5,000 plus £1,000 VAT). Strip-out and bath-to-shower refurbishment, white sanitaryware, wall panels, floor tiles, towel rail, plumbing alterations and stated ceiling/extractor work. | Not separately priced in this quotation. |
| New rear bathroom formation · approximately 8 m² | £12,600 (£10,500 plus £2,100 VAT). New room formation including joist floor, one external wall build-up, roof covering, insulated lining, specified sanitaryware, panels, tiling and plumbing. | Not separately priced in this quotation. |
These are dated quotation examples from our director’s earlier business. They are not completed Vayton projects or current offers. Client names and addresses are omitted.
The second item includes construction of the room; it is not simply a larger version of the first bathroom. Shared project costs were priced elsewhere. Neither amount is a current minimum charge or a price for the Saltram photograph shown on this page.
Comparing labour-only with supply-and-fit
For a labour-only alternative, list the same preparation, installation, waterproofing, tiling, finishing and service responsibilities, then name the products supplied by the customer. A reliable comparison needs that scope priced. Taking an assumed material percentage off a package total does not give you a labour price.

What belongs in your bathroom budget?
| Part of the project | What to list |
|---|---|
| Removal and preparation | Protection, removal of old fittings and finishes, waste, substrate repairs and any unresolved condition of walls or floors. |
| Fixtures and furniture | Bath or shower, screen or enclosure, toilet, basin, taps, vanity and accessories, with the supplier for each. |
| Waterproofing and finishes | The specified waterproofing system, wall and floor finish areas, preparation, adhesives, grout, trims and decoration. |
| Services | Plumbing and drainage changes, electrical work, lighting, ventilation and heating, with the responsible trades and any separately appointed work. |
| Other costs | Delivery, access restrictions, parking or loading, temporary facilities, VAT and a separately held contingency for unresolved work. |
Keep a schedule with four columns: item, supplied by, installed by and included price. For a customer-supplied suite, check concealed fittings, wastes, valves and delivery as well as the visible products. Mark provisional allowances and exclusions clearly, then add separate purchases once when comparing the complete bathroom budget.
Worked example: measure tiling separately from the floor
Take an illustrative bathroom 2.4 m long and 2 m wide, with a 2.4 m wall height. This is an example for preparing a brief, not a completed Vayton project or an installation price.
| Area | Calculation | Gross measurement |
|---|---|---|
| Floor | 2.4 × 2 | 4.8 m² |
| All four walls to full height | 2 × (2.4 + 2) × 2.4 | 21.12 m² |
The wall figure is before deducting the door and window. If only selected walls or splash zones are tiled, measure those areas instead. Tile ordering also needs the layout, cuts and waste allowance checked. Record the tile material, size, pattern, niches and trims alongside the area, because square metres alone do not describe the fitting work.
How does changing the bathroom layout affect cost?
Replacing fittings in similar positions can reduce alterations, but it does not confirm the condition or suitability of existing services. Moving a toilet, relocating a shower or changing to a wet room can affect drainage routes, floor build-up, waterproofing and the sequence of work.
In a flat, include the floor level, lift or stair access, delivery arrangements and any working-hour restrictions. Tell us about requirements from the freeholder or managing agent. If the bathroom is your only one, talk to us about alternative facilities before the programme is agreed.
Bathroom renovation order: agree the sequence
A typical planning sequence is: agree the layout and products; check deliveries and protect access routes; remove the old finishes; assess exposed conditions; complete agreed service alterations and preparation; install the specified waterproofing and finishes; fit and connect the fixtures; then check, snag and hand over.
The actual order depends on the chosen system and products. Drying or curing periods, specialist visits and late deliveries can affect the programme. Ask for the sequence to be explained before agreeing a completion date, especially if you will stay in the property.
Bathroom cost questions
Can I supply my own bathroom suite and tiles?
Yes, supply responsibilities can be agreed. Send the product schedule, dimensions and delivery dates. Include concealed fittings, wastes, valves and other items needed to complete the installation, and agree who resolves shortages or damaged deliveries.
Is waterproofing included in a tiling price?
It should be stated in the scope. Ask which preparation and waterproofing system is allowed for, who supplies it and which areas are covered. Do not assume a tile-fitting allowance includes all the underlying work.
What happens if damage is found after removal?
The quotation should explain any assumptions about concealed conditions. If additional work is found, establish what needs doing and agree the cost and programme effect before that extra work goes ahead.
Prepare your bathroom enquiry
Send the postcode, room dimensions, current layout, proposed changes, product choices if known and preferred timing. Photographs are helpful when available. Tell us if this is your only bathroom, whether you will occupy the property and which products you intend to supply.
