Dilapidations are breaches of lease obligations relating to the condition of a property, during the tenancy or when it ends. For a commercial occupier, the issues may include repairs, decoration or reinstating alterations. The lease and the circumstances determine what is required.
Your surveyor or legal adviser establishes the obligations and deals with any claim. We price the instructed building works against the agreed schedule. A contractor’s quotation is not the same as the landlord’s financial claim or its settlement.

The cost follows the agreed repair schedule and the condition of the premises. A light decorating schedule and a strip-out with service alterations are different packages. Ask for each schedule reference, quantity and finish to be priced, with access, waste, specialist work, VAT and handback requirements shown.

A package can include removing tenant-installed partitions and fixtures, repairing walls and ceilings, reinstating finishes and redecorating the agreed areas. Include retained landlord items, floor coverings and the condition expected at handback.
If the brief calls for a particular landlord standard or a CAT A reinstatement, send the actual specification. The label alone does not define the finishes or building-services scope.
We can discuss agreed internal repairs, welfare-area refurbishment, decoration and removal or reinstatement of interior fit-out in industrial units. Loading routes, shared access and the condition of retained areas affect the sequence.
Specialist equipment, structural alterations, roof or cladding work and testing should be described separately. Any improvements beyond the agreed reinstatement are recorded as additional work.
For office dilapidations, a tenant can often carry out the agreed works before the lease ends, or leave and settle a money claim with the landlord. Which suits you depends on the lease, the landlord’s plans for the building and the time left. Ask your surveyor or solicitor before you decide.
Start early. Agreeing the schedule, stripping out, repairing and redecorating all have to finish before the lease ends. Works often start with strip-out, followed by repairs and reinstatement.
Section 18 of the Landlord and Tenant Act 1927 limits damages for disrepair to the amount the breach reduces the value of the landlord’s interest in the property. It applies to repair covenants, not reinstatement. Whether that helps you is a question for your surveyor or solicitor.
The work you are liable for and the way a claim is negotiated are matters for your appointed surveyor or legal adviser. Our role is to price and deliver the instructed construction package. We do not determine lease liability, negotiate a legal settlement or promise that a landlord will accept a particular outcome.
Before the programme is agreed, confirm the latest approved schedule, who can instruct changes and how completion will be reviewed. If the scope changes during negotiations, record the revision before ordering materials or starting the affected work.
A line-by-line scope helps your adviser compare the construction price with the agreed schedule. A general allowance per square foot can hide different handover standards.

The written quotation identifies inclusions, exclusions, supply responsibilities and any provisional items. Confirm VAT treatment and payment stages for the agreed package.

Some packages can be phased. Tell us the move-out date, access arrangements and any areas or services that must stay operational.
Completing an instructed building package is not the same as settling a lease claim. Your adviser should confirm the required agreement and acceptance process.
