Property maintenance for London landlords, managing agents and freeholders, covering repairs, leaks, decorating between tenants, gutters and the outside of the building. One contractor handles the plumbing, plastering, painting and building repairs, with a written price before work starts.
In October 2026 we repainted the outside of a block of flats in South Croydon for a managing agent, with the repairs and scaffold included. Before Vayton was set up, our director managed repairs for the landlords of a converted period house in Islington, finished in May 2026: render repairs in the lightwell, the basement entrance, decorating the hall and waterproofing the front steps. We take on one-off repairs and planned work across London.
Islington lightwell after render repairs and repainting, May 2026. Project managed by our director for the landlords, before Vayton was established.
What we look after
Repairs and tenancy changeovers
We fix leaks, dripping taps, running toilets and blocked wastes, repair plaster and ceilings after water damage, rehang doors and replace damaged skirting. Between tenants we redecorate, fill and touch up, and fix anything the check-out report flags.
Send the inventory or check-out report with photographs and we will price each item, so you can see what is worth doing now and what can wait. Let us know the key arrangements and the next move-in date.
Outside, roofs and communal areas
We clear and repair gutters, fix slipped tiles and flat-roof leaks, repair render and repaint windows, sills and front doors. In blocks of flats we repair and redecorate entrance halls, stairs and landings, and arrange scaffolding where it is needed.
For a block, tell us who approves the work and how residents are kept informed. If the cost to any one leaseholder could go over £250, Section 20 consultation usually applies, so plan the timing before the work is booked.
Planned maintenance costs less
Many expensive repairs start with water: a blocked gutter, a cracked flashing or a slow leak under a bath. Clearing gutters each autumn and checking the roof, render and window sills once a year costs less than repairing the damp they cause.
Exterior paintwork on a London building usually needs redoing every five to seven years, though the lease may set its own cycle. We can walk the building, list what needs doing now and what can wait, and price it in that order.
Typical property maintenance prices in London
These are typical ranges for London, not fixed prices. Small repairs are usually charged by the hour, and larger jobs are quoted in writing first.
Work
Typical price
Hourly rate
Maintenance and handyman work in London typically costs £45 to £75 an hour, often with a one-hour minimum. Materials are extra.
Day rate
A full day of repairs or decorating typically costs £250 to £400 per tradesperson.
Gutters
Clearing the gutters on a house typically £90 to £250. Replacing a run of guttering is quoted after we have seen the building.
Leaks and plumbing
A simple leak repair typically £80 to £150, and a daytime call-out with the first hour typically £90 to £150.
Prices usually exclude VAT. If you manage several properties, we can talk about agreed rates for routine jobs, so each one does not need its own quote.
Yes. We work for single landlords as well as managing agents and freeholders. Send the address and a list of what needs doing.
Can you arrange access with the tenants?
Yes, if you give us permission and their contact details. We agree a time with the tenant and send you photographs once the job is done.
Can you handle urgent repairs?
For urgent leaks in Croydon and Bromley we aim to attend the same day. Elsewhere in London, call us and we will tell you how soon we can get there.
What to send for a useful quotation
Send the property address, whether you are the landlord, agent or freeholder, photographs and a list of the repairs. Add the access arrangements, tenant contact details if we should arrange access with them, and any deadline such as a move-in date.
If the work needs a site visit before we price it, our engineer's visit is free, with no obligation.
