Roof repairs in Enfield for flat roofs on extensions and garages, pitched tiled and slate roofs, chimneys, leadwork and gutters. If water is coming in, call us: we make the roof safe first and then quote the permanent repair in writing.
We cover the whole borough, from Enfield Town, Bush Hill Park and Enfield Lock to Southgate, Palmers Green, Winchmore Hill, Edmonton and Cockfosters, on every kind of roof. Before Vayton was set up, our director managed a shower room refit in Enfield, so we know the local housing well. Send photographs of the problem, from the ground or from inside the loft, and tell us where the water shows. If a leak has damaged a ceiling, our own plasterers and decorators can put that right afterwards.
New Malden roof works during re-battening, project managed by our director before Vayton was established.
Tell us what the roof needs
Flat roofs on extensions, garages and dormers
Many Enfield houses have a flat-roofed rear extension, garage or dormer added over the years, and ageing felt on these is a common cause of leaks. We patch small splits and blisters, or strip and renew the whole roof in felt, EPDM rubber or GRP fibreglass, with new upstands, trims and outlets.
Tell us the rough size, what the roof is covered with now, how old it is and whether water stands on it after rain. Ponding usually means the deck has sagged or the falls are wrong, and a patch will not fix that.
Pitched roofs, chimneys and gutters
We replace slipped and broken tiles and slates, rebed ridges, renew lead flashings and repoint chimney stacks. Interwar semis in Southgate, Bush Hill Park and Winchmore Hill usually have clay or concrete tiles, while older terraces in Enfield Town and Edmonton are often slate.
Gutters and downpipes can be cleared, rejointed or replaced in uPVC, aluminium or cast iron. When tiles are failing across the whole roof, we strip, re-felt, re-batten and re-cover it, which costs less over time than repeated repairs.
Leaks, access and permissions in Enfield
If water is coming through a ceiling, put a bucket under it and photograph the stain, and the roof above if you can see it. If the water is near a light or socket, switch that circuit off at the consumer unit. Call or WhatsApp us and we will tell you how soon we can get there, make the roof safe and then quote the permanent work.
Parts of Enfield Town, Winchmore Hill and Bush Hill Park are conservation areas, where changing the roof covering or adding rooflights to the front may need consent from Enfield Council. Like-for-like repairs usually do not. A scaffold on the pavement needs a council licence, so tell us the number of storeys and whether there is side or rear access.
Typical roofing prices in London
These are typical ranges for London, not fixed prices. Your written quotation depends on the roof, the access and what we find once we are up there.
Work
Typical price
Leaks and call-outs
Call-out and inspection typically £150 to £300. A temporary make-safe typically £150 to £500. Evenings and weekends cost more.
Flat roofs
Patch repair typically £200 to £700. Renewal typically £60 to £100 per m² in felt, £80 to £130 in EPDM rubber and £90 to £160 in GRP fibreglass.
Tiles, slates and chimneys
A few slipped or broken tiles or slates typically £200 to £600 with safe access. Lead flashing repair typically £200 to £500, and chimney repointing typically £450 to £1,200.
Gutters and scaffolding
Gutter cleaning typically £90 to £250 a house, and full uPVC replacement on a semi typically £1,000 to £1,600. A scaffold, when needed, typically adds £500 to £1,200.
Prices usually exclude VAT. Hidden damage, such as a rotten deck or battens found once felt or tiles come off, is shown to you and priced before extra work goes ahead.
If the felt has one or two splits and the deck underneath is dry and firm, a repair is fine. If it has blistered in several places, water ponds on it or the deck feels soft, renewing it in EPDM or GRP is usually better value. We check and send you photographs.
Do you cover all of Enfield?
Yes. We work across the borough and the rest of London, on flat and pitched roofs of every kind. Send your postcode and photographs and we will confirm when we can visit.
Can you repair the ceiling after a roof leak?
Yes. Once the roof is watertight and the ceiling has dried out, our plasterers repair or replace the damaged plaster or plasterboard and redecorate, so you do not need a second firm.
What to send for a useful quotation
Send the Enfield postcode, photographs of the roof or the damp patch, the number of storeys, whether it is a flat or pitched roof and what it is covered with if you know. Tell us when the leak started and whether there is side or rear access.
If the work needs a site visit before we price it, our engineer's visit is free, with no obligation.
