For a music room or other noisy use, acoustic design may need specialist input. Thermal insulation and good internal finishes alone do not establish sound-isolation performance.

Garden gyms and flexible rooms

Talk to us about the intended equipment, activity and future uses before the floor and layout are specified. Heavy equipment, impact, ventilation and routes for moving items into the room can affect the design.

Confirm whether the package is a finished room or a shell for another supplier to complete. Bases, structure, roof, cladding, doors, glazing and internal finishes should each be defined.

Insulated garden offices: compare the usable room

A garden room’s outside dimensions do not tell you how much working space remains after the wall build-up and internal finishes. Ask for the finished internal dimensions and check them against your desk, storage, door swings and walking space.

Structure and comfort

Compare the specified floor, wall and roof build-ups, glazing, heating and ventilation. An insulated shell and a room ready for year-round occupation can contain very different allowances.

Power, data and completion

Work out the route and distance back to the house for power and data. Confirm whether electrical work, decoration, flooring, paths and steps are included in the installed price.

Access, ground conditions and intended use

The route from the road to the proposed location affects delivery, excavation and waste removal. Tell us about narrow passages, steps and any need to move materials through the house. The foundation or base has to suit the ground, the room design and the loads.

Some garden buildings may fall within permitted-development rules, subject to conditions. Planning and building regulations are separate checks. The outbuilding rules do not automatically cover separate self-contained living accommodation. Tell us if sleeping, a bathroom or independent occupation is intended, so the correct advice and scope can be established.

What affects garden room costs?

Compare the whole installed package as well as the advertised room size. A base and service connections can be a big difference between quotations.

Do all garden rooms avoid planning permission?

No. The use, size, height, position and property restrictions all matter. Check the proposed design with the appropriate planning adviser or local authority before relying on permitted development.

Can a garden room be used throughout the year?

The specification has to deal with insulation, glazing, heating, ventilation and summer comfort for the intended use. We agree the build-up and services, and we do not promise performance from the word ‘insulated’ alone.

Can you include a path or patio?

Yes, as part of an agreed external-works package. Levels, drainage, thresholds and the construction sequence should be planned together.

What to send for a useful quotation

Send the postcode, garden photographs, approximate room dimensions and a sketch showing its position. Include the intended use, access route, desired finishes, services required and any drawings or planning advice already obtained.
