Plumbing services in London

We carry out planned plumbing work for homes, landlords and commercial refurbishments across London and surrounding areas, and we coordinate the pipework, fitting and surrounding building work within an agreed package.

Whether you are replacing a bathroom, moving a kitchen sink or altering an existing layout, start with the fittings and the route back to the existing water and waste connections. We will review the scope and confirm availability before arranging a visit.

Plumbing work we can scope

Kitchen plumbing

Water and waste connections for sinks, dishwashers and washing machines as part of an agreed installation. Appliance models, cabinet layouts and the position of existing services show what can be retained and what needs moving.

Bathrooms and shower rooms

Pipework and fitting for baths, showers, basins and WCs, coordinated with waterproofing, tiling and access panels. Moving a WC or shower can affect the layout, drainage route and finished floor level.

Pipework and fixture alterations

Planned replacement of taps, valves, sanitary fittings and accessible sections of pipework. We need to check existing condition and compatibility before confirming a like-for-like replacement or alteration.

Plumbing within refurbishment

We can bring the plumbing scope together with opening up, boxing-in, plasterboard repairs and decoration. Landlords and business owners can put access restrictions and occupied areas in the initial brief.

Plan the work around the property

Tell us which kitchen, bathroom or WC must stay usable, and we agree any water shutdowns before work starts. Access through floors, walls or cupboards may be needed, and the quotation should state who opens these areas and who reinstates them.

If you are supplying fittings, send model details before ordering. Concealed valves, shower fittings, wastes and built-in frames have to work with the design and service routes. Agree who stores and checks deliveries, and how a missing or damaged item affects the programme.

Gas appliances, gas pipework, boiler work and specialist hot-water systems need their own clearly agreed scope and the appropriate specialist. This page covers planned water and waste plumbing. It does not offer gas servicing or a 24-hour emergency response.

What affects plumbing costs?

Existing connections

The condition of existing pipework, isolation points and waste connections determines how much can be reused.

Layout and access

Longer service routes, concealed work, shared supplies and difficult access can change the labour and reinstatement required.

Fittings and materials

Separate client-supplied products from contractor-supplied pipework, fittings and consumables when you compare quotations.

Making good and handover

Confirm testing, access panels, waste removal, tiling repairs and decoration. Record exclusions, provisional items and VAT treatment.

Plumbing questions

Can you fit products we have already bought?

Send the product links or model numbers with your enquiry. We need to check suitability and completeness before installation is agreed, especially for concealed fittings and items that affect the finished layout.

Can plumbing be combined with a full kitchen or bathroom refurbishment?

Yes. The plumbing and surrounding works can be set out in one coordinated scope, with responsibilities for fitting, finishes and client-supplied items made clear.

Do you offer emergency call-outs?

This page is for planned work. Tell us if there is an active problem when you contact us. Attendance has to be confirmed and should not be assumed from an enquiry submission.

What to send for a plumbing quotation

Include your postcode, the work required, photographs of the existing fittings and accessible connections, and the proposed layout. Add product details, preferred dates, access arrangements and whether the property will remain occupied.
