Plumbing and heating in Ilford, Romford and the areas around them: boiler replacement and repairs by our Gas Safe registered engineer, radiators, wet underfloor heating, and leaks, taps and toilets. Send a photo of the boiler or the problem and we will tell you what it needs.
We cover Ilford, Gants Hill, Seven Kings, Goodmayes, Chadwell Heath and Barkingside, and Romford, Gidea Park, Harold Wood, Hornchurch and Upminster. Before Vayton was set up, our director managed a heating job in Islington: a new boiler with fresh pipework and a manifold for wet underfloor heating.

Boilers and central heating
Our Gas Safe registered engineer repairs and services boilers and replaces old ones, usually with a combi boiler where hot water demand allows. We check the flue route, the gas supply and the condensate pipe, and tell you whether the system needs a flush before a new boiler goes on.
If radiators are cold at the bottom or some rooms never warm up, the system may need balancing, a power flush or new valves. We add, move and replace radiators, including towel rails in bathrooms.
Underfloor heating, leaks and bathrooms
Wet underfloor heating runs warm water through pipes under the floor from a manifold, and suits extensions, kitchens and bathrooms. It works best fitted during a renovation, when the floor is up, and we plan it with the boiler so the system is sized properly.
We also fix leaks, dripping taps, running toilets and blocked wastes, and plumb new bathrooms and kitchens. If a leak has damaged a ceiling, our plasterers can repair it afterwards.
Heating and leaks in Ilford and Romford
If the boiler has stopped, check the pressure gauge first: on most combis it should read between 1 and 1.5 bar when cold. Note any fault code and send a photo of the boiler and its label. If you smell gas, leave the property and call the National Gas Emergency number on 0800 111 999.
Much of Ilford and Romford is interwar and post-war housing, where the boiler often sits in the kitchen or the loft and the original pipework can be too small for a modern combi. We check the pipe sizes and the water pressure at the kitchen tap before recommending a boiler.
Typical heating and plumbing prices in east London
These are typical ranges, not fixed prices. A new boiler or underfloor heating is quoted in writing after a visit.
Work
Typical price
Boiler replacement
Replacing a combi boiler like for like typically costs £2,000 to £4,000 in London, depending on the boiler, the flue and any pipework changes.
Boiler repairs
Most boiler repairs typically £200 to £500, depending on the fault and the parts.
Underfloor heating
Wet underfloor heating typically £100 to £150 per m² fitted as part of a renovation, plus the screed or floor build-up.
Call-outs and leaks
Call-out and first hour typically £90 to £150 in the daytime, and a straightforward leak repair typically £80 to £150.
Prices usually exclude VAT. Boiler prices depend on the make and model you choose, and the written quotation says exactly what is included.
If the boiler is over 12 to 15 years old, breaks down often or needs an expensive part, replacing it is usually better value. A single fault on a younger boiler is normally worth repairing. We tell you which after looking.
Can you fit underfloor heating in an existing house?
Yes, usually when a floor is being lifted anyway, for example during a kitchen or extension project. Low-profile systems can go over an existing floor in some rooms. We check floor heights and door clearances first.
Do you cover Hornchurch and Barking too?
Yes. Our plumber covers Ilford, Romford and the rest of east and north London. Send your postcode and we will confirm.
What to send for a useful quotation
Send your postcode, photos of the boiler and its label, any fault code and what is happening. For underfloor heating or a new boiler, tell us the size of the house and which rooms are involved.
If the work needs a site visit before we price it, our engineer's visit is free, with no obligation.
